What are the advantages of conduit loans?

The advantages of conduit loans are unique for each player involved. A borrower can lock in a low interest rate, often lower than market standards, in exchange for accepting a less flexible mortgage. The lender has the opportunity to resell the loan on the security market, freeing up capital instead of leaving it tied into a loan. The investor, the final player, has a chance to make a profit from mortgage lending without ever issuing a loan. All of these advantages hinge on the assumption the borrower can repay the debt on time.

People who follow Ford (NYSE: F) were dealt a big surprise last week by some negative press.

Ford fell 18 spots to 23rd in this year’s J.D. Power and Associates 2011 Initial Quality Study.

Ford was ranked fifth last year and was the mainstream brand with fewest defects. Ford had exceeded industry averages in quality each year since 2006.

There’s no coincidence that it was also President and CEO Alan Mullaly’s first year with the company…

Mullaly’s Reputation with Boeing and Ford

Mullaly built his own strong reputation as the CEO at Boeing. Then he added to this reputation with the way he handled Ford through the recession. Ford was the only company of the “Big Three” that didn’t take federal aid and still made a profit in 2009.

Ford’s stock fell sharply in the financial crisis to as low as $1.58 per share. Since then, it’s peaked at $18.65 per share this past January, much higher than its pre-recession value that hovered around $6 per share.

Are You Ready to Serve God? 

Is God Leading You Toward the Mission Field? 

Is God Readying Your To Step Out of the Box? 

So here we are…5 short days from departure and I hope that you all are excited, nervous, anxious, apprehensive, a little fearful, a little skeptical but mostly excited.  If you aren’t at least one or two of the above, you may not be stepping far enough out of your box but that is definitely not for me to judge. 

 We have lots of new people going with us this year and I hope that all of you will get a true sense of the beauty of the Navajo people.  Unfortunately, because we are self-sustaining, so to speak, and our meetings are full of planning and coordinating, we get to spend very little time studying and talking about the culture, the geography, the amazing people in Pueblo Pintado, so I really have to rely on God to open your eyes, your hearts and your minds to take it all in and appreciate where you are, what you are doing and lives you are changing.  

I have talked to Melarie about the possibility of having someone come and speak to us and she is working on that so hopefully we can get a crash course in their culture.  Mostly, I just want to tell you to take a deep breath, don’t worry about packing every last detail, don’t give in to all the obstacles that Satan is throwing your way and know that he wouldn’t be paying attention to you if you weren’t doing a great thing for God.  

This will be an amazing trip…a time of getting to know one another, getting to know the Navajo people, for some-getting to see old friends, getting a chance to truly be the hands and feet of Christ and love on others the way Christ loves on us.  So I urge you to take the rest of this week and throw some clothes in a bag and spend the rest of the time being still, being in Him and listening to what He has in store for you.  

Remember, He will never take you anywhere that He is not right there beside you, loving you, supporting you, laughing and crying with you and beaming as He watches you do His work.  I can’t wait to see you guys on Saturday at the airport.  I will have limited access to email but if you have any questions or concerns, please email me and I will get back to you as soon as I have coverage.  Love you all and have a great week!!!!

Stuck on Tobin again

UNVEILING the European Union budget for 2014 to 2020 yesterday, the European Commission president, José Manuel Barroso, pleaded with member states not to react in a Pavlovian manner to proposed spending increases. Surveying this morning’s British newspapers, Mr Barroso will be disappointed. The budget has received a predictably hostile response.

Perhaps tired of this ritual indignity, Mr Barroso is looking for ways to reduce the commission’s dependence on contributions from national governments. The budget proposes an EU-wide sales tax and levy on financial transactions. But this second proposal, a so-called Tobin tax, induces Pavlovian reactions of its own.

This newspaper opposes Tobin taxes as unworkable (too easy to avoid and likely to drive financial activity underground beyond regulatory oversight) and counterproductive (the reduction in liquidity would make asset prices more volatile). To these economic objections we can add a suspicion, in some quarters of Britain, that a Tobin tax dreamt up in Brussels must be an attack on the City of London. So a
